Eligible Companies for Our Services: The real estate component is crucial, as our expertise primarily lies in real estate. Therefore, we do not act as a business bank or M&A intermediary, and we do not intend to replace them. Hence, we only accept mandates from companies with substantial real estate assets (properties, vineyards, hotels, campsites, warehouses, logistics, and generally any operator with significant real estate holdings).

You will receive a selection of properties that align with your requirements. Our search covers the entire market in France, utilizing our clientele, networks of real estate agents, notaries, accountants, and lawyers, along with dedicated real estate search tools.

Benefit from our Association of Attorney network. The Association of Attorney Representatives in Real Estate Transactions is the principal association of attorney representatives in France. The network allows us to access “off-market” businesses and real estate properties from our fellow attorney representatives in France and offer you exclusive opportunities

  • Guidance on legal, administrative, financial, and tax issues until the handover of keys: FRELA accompanies you in optimizing the project, from ensuring compliance to signing all documents, and up to the final deed, whether at the notary’s office or within our firm.
  • Experienced partners: FRELA connects you with all necessary service providers (notaries, banks, investment banks, implantation agencies).

The fees consist of convention fees and transaction fees, with convention fees being deductible from the transaction fees.

Mandate authorizing us to search for a property on your behalf anonymously in France, coupled with our mandate for tax and legal services.

Transaction Fees: (Negotiation fees and Closing fees)

Negotiation fees: 10% of the value negotiated per closed negotiation mandate.

  • FRELA negotiates the acquisition price of your transaction.
  • 10% will be retained from the negotiated displayed value.

Example: Property listed at €3,500,000, negotiated on your behalf at €3,000,000, resulting in €500,000 savings from the listed value, of which €500,000 saved for you and €50,000* transaction fees to be paid to FRELA. (You only pay the transaction fees if the deal is concluded. The upfront convention fees will be deducted from the transaction fees).

Closing fees: A percentage of the transaction applies after the acquisition.

  • Scenario 1: The property is introduced by FRELA: The total fees charged are between 5% and 10% of the transaction.
  • Scenario 2: The property is not introduced by FRELA: The total fees charged are between 1.5% and 3% of the transaction.

(You only pay the transaction fees if the deal is concluded. The upfront legal assistance fees will be deducted from the transaction fees).
