Targeted Visits: FRELA organizes targeted property visits with our partners, either in person or through virtual meetings, providing you with our advice and expertise.

  • Dedicated Attorney for Your Mission: We assign a dedicated acquisition attorney to your project.
  • Comprehensive Support: We provide support on legal, administrative, financial, and tax-related issues until the completion of the transaction / closing (possession of the property, transfer of ownership, etc.). FRELA accompanies you through the optimization of the project, from verifying compliance to signing all necessary documents, and up to the notarial deed or private agreement within our firm.
  • Experienced Partners: FRELA connects you with all the necessary service providers (notaries, banks, financial institutions, real estate agencies, etc.).

The fees consist of legal service fees and transaction fees, with the legal service fees deductible from the transaction fees.

Mandate authorizing us to search for a property in France coupled with our legal and tax assistance mandate.

  • Facilitation of communication between parties (we instruct and coordinate with notaries).

  • Avoid all pitfalls and understand your obligations.
  • Receive a study of similar real estate transactions in the region.

Mandate: Contract Review

  • FRELA examines all the details to ensure compliance with regulations.

Mandate for Other Services

  • Tax review.
  • Legal assistance.

Mandate Fees

Negotiation Fees:

  • FRELA negotiates the acquisition price of your transaction.
  • 10% will be retained on the negotiated displayed value.

Example: Property displayed at €3,500,000, negotiated on your behalf at €3,000,000, resulting in €500,000 savings on the displayed value, of which €50,000* will be payable to FRELA as transaction fees (transaction fees are only due upon the conclusion of the transaction; upfront convention fees will be deducted from the transaction fees).

Mandate Fees: A percentage of the transaction applies after acquisition.

  • Scenario 1: The property is introduced by FRELA: The total invoiced fees range from 5% to 10% of the transaction.
  • Scenario 2: The property is not introduced by FRELA: The total invoiced fees range from 1.5% to 3% of the transaction.

(Transaction fees are only due upon the conclusion of the transaction; the fees for legal and tax assistance upfront will be deducted from the mandate fees, which consist of a percentage of the transaction price).
